East Cottage, South Kinaldy Farm, St Andrews
Hidden at the end of a private farm track, East Cottage does not reveal itself until the very last moment. The property dates from the 1880s and is semi detached with its neighbour, West Cottage (which is also in the ownership of the same proprietor). East Cottage sleeps 4 people.


East Cottage has a large ¾ acre triangular rear garden laid mainly to grass with feature antique clothes poles. There are views across fields to the rear. The cottage has a driveway and parking for several cars. At the rear of the house is a seating area which is an afternoon sun trap. Under the house is a barrel-vaulted basement, which was the butter churning and dairy area in days gone by. Two old churning machines are still present. The washing machine and tumble drier live here. A lean-to storage room next door completes the property. In the garden there is a shed and a log store. The big tree sports a tree swing intended for children but which seems to be of equal interest to their parents! A lovely old set of stone steps lead up to the front of the property. There is a small front garden with windbreak hedge and rose bushes. There is a lovely beech hedge along the access road to the cottage. These hedges are a feature of many farm roads in the area.

Accommodation
The property was completely renovated in 2007 having been in a state of disrepair for many years.
Entering from the farm road by the front door, the hall is long and connects all the rooms. There is a large coat rack as well as  a shoe rack.

The lounge is immediately on the left. It is a good-sized room for a cottage, being approximately sixteen feet by  twelve feet. There are two windows making the room nice and bright. The star feature is the Hwam wood burning stove which is capable of throwing out huge amounts of heat if required and has no difficulty in keeping the room cosy with even a single log.  To the rear of the property is a log store which is kept topped up with air-dried cut timber. In the lounge are a three-seat and a two-seat sofa as well as some side tables and two CH radiators if you need heat instantly.

There is also a phone which will receive incoming calls. An outgoing line can be organized by separate arrangement with the proprietors. An LCD television and DVD player are provided.

The kitchen/dining room is brand new and has been equipped with a range of modern units, worktops, electric oven & gas hob, microwave, toaster, and a new fridge with ice box. There is also a CD/radio sound system. Here you will also find the dishwasher and the central heating boiler which runs the radiators throughout the cottage as well as providing hot water.  Hot water is stored in a roof tank and the system is normally left on a timer. The Calor gas tank is situated in the garden at the foot of the steps. The proprietors check the levels regularly.

The hall contains two small under-window cupboards. There is a larger cupboard near the master bedroom. The electric meter and fuse box are also in the hall. There is a CH radiator in the hall.

The bathroom and WC was completely refurbished from the ground up and all items have been replaced with modern units, including a stylish yet functional mirror cabinet. The bathroom is tiled throughout. There is a power shower cubicle. Once again there a CH radiator in the room.

The twin bedroom is a north facing room which has two new beds and a new wardrobe. This room enjoys lovely views out over the garden and surrounding countryside. There is a CH radiator in the bedroom.

The bright master bedroom is again of a good size for a cottage and has a both an east-facing and a south-facing width window. There is a modern double bed, bedside cabinets & lights, wardrobe and chest of drawers. A combined LCD TV with built-in DVD player is supplied. There is a CH radiator in the bedroom.

Children
South Kinaldy is a working farm and tractors also use the access road from time to time. We would suggest that young children are not left to roam unsupervised.

Pets
Well - trained pets are welcome though we would appreciate it if dog owners would clean up after their pets. Sheep are often left to graze in the adjoining fields and we would suggest that any dog walking be on the leash.

Parking
There is a very large parking area to the rear of the property and it is a special condition of renting the property that only this is used as the parking area. You can park on the roads for loading or unloading people or things so long as you move your vehicle to the parking area as soon as possible.

Directions
From St Andrews leave the town as if you were taking the coast road to the south. But just as you leave St Andrews look for a double mini-roundabout and take the road ahead and slightly to the right which is signposted “Grange” and “Lathockar”. Follow this road for about two and a half miles until you run out of road and encounter a crossroad. You should be looking down the entrance to the farm track and the “Kinaldy” sign should be  visible. Enter the track, cross the stream and continue past the sheds and children’s nursery. Many people stop at this point but you are only half way there, so keep going ahead and slightly to the left for another third of a mile or so. The entrance to the cottage parking area is immediately off the farm track.
