Hidden at the end of a private farm track, West Cottage does not reveal itself until the very last moment. The property dates from the 1880s and is semi detached with its neighbour, East Cottage (which is also in the ownership of the same proprietor). West Cottage sleeps 4 people. West Cottage has a very large rear garden with a copse of fine mature trees at the north corner. A side garden looks out over fields and there is also a small front garden with windbreak hedges. There is a lovely beech hedge along the access road. These hedges are a feature of many farm roads in the area. Accommodation The property was renovated in 2007. Entering from the large rear parking area by the side door, kitchen/dining room is brand new and has been equipped with a range of modern units, worktops, electric oven & gas hob, microwave, toaster, and a new fridge/freezer. There is also a CD/radio sound system. As soon as you step inside there is a very useful tiled area with coat hooks where muddy boots and outdoor clothes can be left to dry. Here you will also find the washing machine, the traditional clothes airer pulley mounted on the ceiling, and the central heating boiler which runs the radiators throughout the cottage as well as providing hot water. This is a “Combi” type boiler, so hot water is heated on demand rather than being stored. The Calor gas tank is situated in the garden and the proprietors check the levels regularly. The lounge is a good-sized room for a cottage, being approximately sixteen feet by twelve feet. There are two windows making the room nice and bright. The open fire works well and to the rear of the property is a log store which is kept topped up with air-dried cut timber. In the lounge are a three-seat and a two-seat sofa as well as some side tables and CH radiator. There is also a phone which will receive incoming calls. An outgoing line can be organized by separate arrangement with the proprietors. An LCD television and DVD player are provided. The lounge leads into a hall and tiled porch area, as well as the front door of the cottage. The electric meter is in a box in the hall. There is a CH radiator in the hall. The master bedroom is again of a good size for a cottage and has a north-facing double width window. There is a modern double bed and linen chest, as well as chest of drawers and dressing table. A combined LCD TV with built-in DVD player is supplied. There is a CH radiator in the bedroom. Bedroom two is a south facing twin room which has two new beds and a new wardrobe. This room enjoys lovely views out over the garden and surrounding countryside. There is a CH radiator in the bedroom. The bathroom and WC was rebuilt from the ground up and all items have been replaced with modern units, including a stylish yet functional mirror cabinet. There is a good shower which also runs from the Combi boiler. Once again there a CH radiator in the room. The Garden of the property is approximately ½ an acre and there is an area of woodland at the north corner, which is a great place to play. There is a small Wendy House hidden in the trees if you can find it! Children South Kinaldy is a working farm and tractors also use the access road from time to time. We would suggest that young children are not left to roam unsupervised. Pets Well - trained pets are welcome though we would appreciate it if dog owners would clean up after their pets. Sheep are often left to graze in the adjoining fields and we would suggest that any dog walking be on the leash. Parking There is a very large parking area to the rear of the property and it is a special condition of renting the property that only this is used as the parking area. You can park on the roads for loading or unloading people or things so long as you move your vehicle to the parking area as soon as possible. Directions From St Andrews leave the town as if you were taking the coast road to the south. But just as you leave St Andrews look for a double mini-roundabout and take the road ahead and slightly to the right which is signposted “Grange” and “Lathockar”. Follow this road for about two and a half miles until you run out of road and encounter a crossroad. You should be looking down the entrance to the farm track and the “Kinaldy” sign should be visible. Enter the track, cross the stream and continue past the sheds and children’s nursery. Many people stop at this point but you are only half way there, so keep going ahead and slightly to the left for another third of a mile or so. The entrance to the cottage parking area is immediately off the farm track. |
